Grey Structure vs. Turnkey Construction: Which One Is Right for You?

What "grey structure only" actually means

A grey structure contract covers the structural skeleton of your home — foundation, columns, beams, slabs, brickwork and roof — and stops there. You take over from that point: hiring your own electricians, plumbers, tile-layers, painters and carpenters, and sourcing your own fixtures.

This route suits homeowners who already have trusted finishing contractors, who want direct control over every fixture and finish choice, or who want to phase the finishing spend out over a longer period as funds allow.

What "turnkey" actually means

A turnkey contract covers everything from the first brick to the day we hand you the keys — structure, electrical, plumbing, tiling, paint, and fixture installation, all under one contract and one point of accountability.

This suits homeowners who don't have the time to manage a dozen different tradespeople, who live outside Bahawalpur and can't supervise daily, or who simply want one number and one deadline rather than juggling multiple contractors' schedules.

The real trade-offs

  • Time investment. Grey-structure-only means you'll be visiting hardware markets, comparing tile samples, and coordinating multiple crews yourself. Turnkey means far fewer decisions land on your desk day-to-day.
